Everything that involves money in/money out should be explainable by the person picking up the phone, and it should be articulated clearly. 

We've gotten creative with using the "Portfolio" filter with other motivation indicators to pick out some solid lists in our target markets. 

I actually got out of the mortgage industry and into something that I enjoy more, but I'm looking to put the knowledge I picked up in those four years to use. 

I like to talk to them and pick their brains a bit, sometimes theyll make suggestions you can act on and save the property money.

Having it dropped at the campsite, and picked up - is so easy. 

Being able to pick up fix and flips and/or buy and holds for a sub $200k price point with plenty of room for value add has been the life blood of the investors here.

No, you can get pre-approved fairly easily for DSCR Loans, arguably more so than conventional - will likely just have to run credit and then you can be approved subject to having the cash to do down payment and pick a property that will cash flow

You have to really know the right spots to pick.
