We paid all the cards back and it took about a month or two for my score to go back up to above 750.So you would not want to use this strategy if you applying for a primary residence or a car loan because it will lower your score temporarily and that will negatively effect the rate you will get.Thanks for the resource at creditsesame.com.

If you report a profit AFTER depreciation on a given activity you have by calculation no passive losses attributable to that activity that can end up being suspended, and at least temporarily useless to you.If you report profit AFTER depreciation you have tax free (or at a minimum tax deferred) pre principal pay off cash flow at least equal to the depreciation reported on that activity.No suspended losses and lots of tax advantaged cash to do with as you choose (e.g., pay off debt, fund other investments with pre tax dollars, spend personally, etc.).There is only one catch you have to apply the effort, skill and patience required to select economically sound properties (i.e., ones that at a minimum generate profits AFTER depreciation).

Generally speaking furniture that you see in flipped houses is temporarily staged by a staging company and is not sold with the property.With that said, in real estate you can negotiate anything into a contract...I'm sure a staging company would sell their furniture for the right price and markup...

Normally you're responsible for getting rid of pests (or at least make reasonable efforts) and refund the rent for the period the tenant is forced to temporarily live elsewhere, but you're not responsible for their property lost.
