Many years ago during the days of Oil heat a friend of mine installed one for the tenant to play with & one discreetly installed that actually worked left @ whatever the minimum required temp was.

I have a building with similar unit make up and I have 2 -40 gallon water heaters run in series First one is on medium low, final one is on hotter temp.

However, it might be like someone who is accustom to being shot at that gets a little too comfortable with such situations and temps fate.Seriously, quiet title has its place, however it should be the tool of last resort, especially for an investor type building their own estate.

The building is a single story and The roof is 51 squares scarified and recoated would be roughly 20k (I do not think there is a compliance officer for code so it is not enforced, making it a recommendation, not code).....it hails in ks it also has pretty vast temp swings both bad for a foam roof.

Traditional policies rarely cover you for loss of income and/or temporarily housing a tenant in the event they can no longer stay at the property (ie: if you have to put them in temp housing due to a fire.)

We hired temps to create and send direct mail, my wife answered the calls from potential sellers, and then we funneled the calls to a real estate agent who specialized in working the short sales.For the deals that closed, we got the property and the agent got the commission...win/win.For some deals, the bank approved a price higher than we were willing to pay, and the agent would find a retail buyer for the short sale.
