Often times  accountants write off a lot more than you may be receiving in real life so dont be surprised when the lender uses worst case numbers.- Also when you leave your current home, or vacate your current home will you have a rental agreement(s) in place so you can use that income to offset your mortgage payment?

To be honest I had only maybe 12 followers... when I first started... now i have about 16 :)    12 of which were actually somehow my friends or people I knew... and the other 4... well... just some other typical folks in similar spectrum who are trying to dive into the world of the commercial real estate...What I found quite surprising is that a lot of folks are actually interested in my story...

Just be transparent with your lender from the get-go so they know what your plan is, but it's very common to do it this way so shouldn't be any surprises. 

Either they’re posting several ads about looking for homes or spamming any ad that claims to have “off market deals”Linkedin - Look for people with real estate in their career and you’d be surprised how many people are cash buyers or have a heavy list of them.

That said, you might be surprised at how much a bank would be willing to lend you, and people on BP will just be guessing on your behalf.
