You will have no or very little cash flow within the first few years but if you have strong income and savings you'll be OK.

A base hit with virtually no risk is a fine place to start.  

Based on the numbers alone, it seems like an incredible deal - even at $560k.

However, based on their website, they do offer competitive programs for fix-and-flip investors.

Also, if it's a one-time bonus, you may want to push only a portion to next year if that minimizes the total taxes you pay over the two years based on your expected tax brackets.

There is still strong demand for Austin housing, with pending sales up 22% compared to last year.

Are you intentionally using all three just to pick up some of the services they each uniquely offer that don't overlap, and to be able to choose which ones are strong in a particular area?  

Be careful of investing based on existing relationship.
