Hard living was the term used by our insurance company; entire house carpet had to be replaced (see image and imagine 1700 sq feet of that), walls & doors were used as children's personal canvas which resulted in repainting & staining of entire house, closet doors were off &/or damaged, siding was hanging off of the outside of the house in several places, thermostat removed, gas meter removed due to illegal gas consumption, drawer/door hardware missing or damaged, damage to garage doors, etc.

Among all the regular requirements for documentation, TD Bank, after their appraisal, notified me of the following condition:Final inspection prior to closing for ALL DAMAGED WALLS AND CEILINGS TO BE SCRAPED AND OR SANDED AS NEEDED AND THEN RE PAINTED.

If you plan to do any rehab on the property, even just a thorough cleaning and repainting, it can't properly be done with tenants in place.

I don't know how long it's been like this; it's been at least long enough for somebody to repaint the outside of the basement wall, and paint over the cracked concrete and the end of the I-beam.

A year and a half into our residency there was a fire caused by one of our neighbors that resulted in a 6 month renovation due to asbestos contamination that included the apartment walls being repainted and our nice carpet being switched out for really cheap, crappy carpet.

It is a twin.Last sold '08 for 96k Zestimate 140k (Id put it more in the 100-115k range ARV)From a drive by as well as the listing pictures this is an estimate of work needed:Roof (its a twin...1500 square foot 2 story..so not a huge roof) Assuming all new flooring Low end appliances Low end kitchen cabinets possibly (smaller kitchen) Clean up property/ Repair/repaint walls Extras/unforeseen due to not walking through yet TOTAL ~20K rehab costs (could be more or less...but for conversations sake to see what numbers work)I am prepared to buy and hold as a rental in the $900-1100 range.

These numbers are derived from my "rolled up" expenses across a group of condo (non-apartment) properties over the last four years, as a percentage of expenses (your milage may vary):Auto & Travel3%Cleaning1%Commissions6%Insurance2%Repairs12%*Utilities2%Legal & Prof7%The Repairs includes tenant transition expenses (repainting, etc.) including (the biggest part) turnaround of new acquisitions but excluding capitalized costs (HVAC, major appliances).
