Pretend this happened in month 9 instead of month 1 and treat it the same way.If you are communicating with the tenant, tell them that because they signed the lease and secured it with a SD, you suffered damages by removing the property from the market and have lost rents as a result of his actions.

Sellers do not want their time wasted and if a broker brings a flaky buyer or a pretender to them trying some off the wall stuff then the broker will likely never get business from the owner again.If you have your personal bank account showing funds to purchase for the deal size you are looking in and a resume to include with very specific criteria  on what you are looking for then you might get on some internal lists.
