Post review, identify what bank leads in the lending style in which your investment activity will lead.  

The most common portfolio style loan in Texas is a 20 year adjustable rate loan.

Additionally, U.S.A. style hard money lenders do not exist in Canada.  

If your style of investing is to have your properties paid off faster, then I guess this may work, but I think you’ll find if you keep learning from the site you’ll discover better methods than just 15/30.

Hello again BP family,Ive got a hot one here, My younger brother has operated a construction style business for several years now...under the table.

The “funny” thing is, I found out about this situation bc last summer I had to replace the line well into my neighbors property because it was the old style pipe and had roots growing through it.

What would be useful is if you provided samples of what your current returns, rehab styles, cashflow, areas, and criteria that have been working for you in NJ that way at least you can enter a similar market and implement similar systems as you hop with both feet in.

From the tenant's perspective:Having lived in a garden style multi-unit where people would "only smoke outside" they would inevitably step away from their unit and step in front of mine, where it would drift into my apartment.

But if you are buying retail or turn-key style homes, you are probably still going to have to bring a decent down payment in. 

My kitchens are simple and galley-style, so it shouldn't be too complex, but I was wondering if anyone has had a good experience working with any local installers / contractors to install countertops for a reasonable price.
