Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

Every market has its bright spot its great Agents and PM's etc.. its all personal choice.

Can someone guide if Oklahoma would be a good choice being high on the tornado index?

I find that it's very rare that a lender will actually close at this amount of leverage because they would typically be putting up a much larger amount of funds than the property would be worth at the time.Has anybody actually worked with a lender that did fund based off of the LTARV?

My guess is that people will likely take on larger projects if there is a clear exit that could make financial sense.

With prices the way they are going, I feel people have no choice but to look to those ignored markets.

I had brought this up with my realtor that I use for rentals in a different area and she gave me the link for home testing and basically said I have to do it and don't have a choice so I'm very glad to hear from others it's actually not like that at all!

Depending on the price point and community, any buyer has dozens of choices in each resort.
