I would prefer to place the title in a trust and purchase a majority share in the trust, as I have heard people are doing (clears the mortgage from the seller's DTI), but I would really appreciate hearing what you have to say.

As the title says, I'm hoping to get some feedback on possible factors I may be overlooking.

For illustration purposes if there's a block of identical homes of the same vintage and one was just renovated and you intend on renovating the same vintage home to the same specs (and was of same pre-renovation condition), you can make reasonable assumptions.

The corporate veil is really a legal matter, so consult with a qualified professional...If you are going to use the LLC for renovations, you may / should not be taking Title in the same LLC. 

Just talk to a competent title company or attorney it should be really easy and low stress.

That’s where i started not where i  ended up but that’s a short answer to your title question.

Often the borrower/buyer will pay for a title insurance policy to insure against title issues or flaws, but it's usually a rider to a standard title insurance policy the seller typically pays for.

One of the properties is titled "W Pomona St, Philadelphia PA 19144 and lists the purchase price of $192,000.00.  

Holding title in an LLC or Trust is always wise for asset protection and estate planning considerations.
