I would prefer to place the title in a trust and purchase a majority share in the trust, as I have heard people are doing (clears the mortgage from the seller's DTI), but I would really appreciate hearing what you have to say.

For illustration purposes if there's a block of identical homes of the same vintage and one was just renovated and you intend on renovating the same vintage home to the same specs (and was of same pre-renovation condition), you can make reasonable assumptions.

The corporate veil is really a legal matter, so consult with a qualified professional...If you are going to use the LLC for renovations, you may / should not be taking Title in the same LLC.
