They wouldn’t put a fire hazard in a 5 and 6 year olds class room where we live.According to your theory your tenants shouldn’t have a stove, hair or clothes dryer, or anything that could cause damage to your units it sounds like.

I have found that a lot of contractors will pick the stuff up themselves and not really value the time it takes to do so.

This helps give the tenant no excuse to get their stuff out of my property and gives them the impression that I’m trying to be a helpful person.

I could do more deals if I was willing to be more leveraged, but all that results in is me losing more hair because I start to stress about it!

Hire out stuff that takes too much of your time but don't be afraid to get your hands dirty to save money.

Yes this becomes more management intensive but there is a reason these properties are 10 CAP vs. 4 CAP on an A where you don't deal with this stuff.
