One thing that did catch me off guard was that they dont loan to individuals, only to corporations and recommended I open an LLC.

And always, always guard your reputation and integrity.

Windsor Hills is much closer to Disney World and has great amenities and is guard gated.  

and $2000 for other stuff (gutter guard, landscaping, etc) So about 10K all in.2nd one was 1100 sq ft house built in 1934 and it needed lots of work - $1200 appliances, 2800 paint (every surface including ceilings), $5600 new windows (18 windows), $1000 gutters, $2800 refinish floors, $500 for kitchen flooring, $2500 redo kitchen and another 4000 in general crawl space and attic and generic repairs.  

Its up to you as a buyer to guard against buying an illegal structure.

Actually, I wasn't me, but what I would say is keep your guard up!

When you go to your Local REIA meeting, be on guard as there will be plenty of people who are only interested in getting rich as fast as they can and will take you for a ride for what ever they can get out of you. 

I just saw some nice 20 year warranty nylon carpet at lowes WITH 8lbs water proof stain guard pad for 4.25 a square ft, 35 for measuring, and 50 for install stairs included.Sounds like a great buy...

I don't do partnership flips at all any more but I was great way to start and make sure that if someone trusted me I safe guarded their money.
