If you're tracking Raleigh, North Carolina prices then you know... we've grown a lot over the past few years.

My colleague in some meetings is quite and introverted, but he is the brains behind the effort of coordinating all the design details, but I am the one managing the flow of the meetings to be sure efforts are on track and asking the probing questions to turn over each rock. 

I started to map this out but lost track.

Unfortunately, the groups that do the least marketing are the hardest to find (clearly), often have very long track records, and their minimums are much higher (commonly $250k+ stated minimums).Owning directly, OOS: depending on your involvement, willingness to travel to property, you are in many ways facing the same risks as syndications.  

Keeping communication as frequent as possible with them and simply following up consistently could get things back on track here.

If you have excellent credit, a track record owning rental properties, Loan Amount is over $150,000, you are the sole owner of the entity, and you have the reserves,  Most DSCR lenders will give you a great experience. 

One major challenge is having our partners come up with clean and organized documentation of their track record.

After years of falling on and off track and finally centering my focus, vigorously studying, and pushing myself towards a new career I felt passionate about, I FINALLY got my Real Estate License.

And any "legacy" syndicator with a track record dating back to 2011 or sooner, is only just now seeing their first real headwind.
