As an STR you can definitely cash flow but you'll just need to make sure you can make that balloon payment.

Some State Farm agents might not know that they do commercial hotel/motel policies for SFH STRs but their underwriters definitely do.

The increase in insurance costs definitely hurts those on fixed income especially in condos.

Definitely check with your CPA, but I am pretty sure you cannot write off the "lost" income but you still get to write off the mortgage interest as well as utilities etc while there.

Out of state investing can certainly be difficult off the bat but can definitely be much more rewarding.

We have tenants add .5x for a pet deposit in lieu of a $500 pet deposit (2.5x or 3.5x respectively) however there are some new pet fee and pet deposit laws coming in Colorado January 1, 2024 and we aren't yet sure how these caps on pet deposits will impact our use of Rhino for this purpose (see below re: legal definition of "Security Deposit").What questions do you have?
