they're often much more expensive than they appear because they have deferred maintenance that has been adding up over decades.

Our fund includes a portfolio of over 15 companies that form the foundation behind the Notes.

It was about ~15minutes going over any questions that I have + going over general future steps.

The properties were not PURCHASED below market value; work, renovations, and positioning over time (the next six months) increased the property value.  

I don't know how to make this happen but the numbers work well, so I'm looking for creative advice/equity partners/private money/hard money  for how to make this happen, and then when my business sells I can pay back the loan and find financing at that point to continue the rehab.

If that continues then I'm definitely out ( and we will see).

Ask them if you deposit say $250k with them as MM or CD with them having control over it.
