The contractors realized there was significant rotting to the wood siding due to poorly maintained gutters, so the siding would need to be replaced instead of repainted, so, $1,200.00 for the shingles and siding plus labor for both re-roofing, instead of just re-roofing and paint.

We repaired the exterior (shingles and roof), then painted the exterior.

It states in the second paragraph that the loan can only be approved after you give them the property address and they submit the file to a computerized underwriting system.

These are basic brick, shingled roof fourplexes, built in 1976, w/ all electric utilities.I can imagine three possible scenarios here. 1) The place is just a money pit (but why?)

The lack of required education and certifications enables anyone to hang a shingle and begin providing services even though they are not qualified to do so. 

A leaky roof needs immediate attention, but a few loose shingles with no leaks can be patched enough to get by.

I don't expect to have any outside work for AT LEAST the next two months, so next week I'll be up on a roof doing the "delightful" job of removing shingles on one of my rentals, followed by a bunch of painting & gardening.
