For a skunk I'd probably try a conibear bucket trap also baited with marshmallows to avoid the risk of getting sprayed. 

We are hoping to pay cash for this property and use my experience to fix it ourselves and rent it out using a property manager leaving us with extra funds going directly into a bucket slated for more rentals.

This is like a bucket list thing.

:) $540 bucks seems like a drop in the bucket if you are buying 1-2 properties per year.

Every investor here knows that is a joke because 30 billion is pennies in the bucket but the average person wouldn't know that. 

So, as a result of my study - I decided to always buy from WalMart and get the "ColorPlace" stuff when it's convenient because it's only $80 for a 5 gallon bucket.

For me I needed to understand the whole process so I mapped out the process and placed the steps into various buckets.

Side note SXSW is on my bucket list still. 

A house sort of concaving inwards a bit is not on my bucket list.
