If I buy a screwdriver to hang a curtain rod in a rental, then keep the tool in my toolbox to use in my house whenever needed, then the tool should probably be considered personal expense not a direct property expense.I assume that because you are asking about tools, you plan on doing some of the work yourself.

STOLE items out of the unit...space heater I'd allowed her to borrow, the curtain rods, a bathtub fixture...even the used AA batteries out of all the smoke detectors.You never can tell.
