imagine paying for something twice because the first one didnt do it right, if you call him, believe me, he won't show up again. having multi trades is like composing a music, everything needs to work together, if not, the painting guy will blame the baseboard guy that he screwed up his work and you need to pay for touch ups. 

Well, the guy had a dog, so for ease of cleaning he tiled the ENTIRE house, front porch, and back patio with Mexican Pavers!!!

It's not your problem- it's Animal Control's problem.How do you know this isn't a spat between neighbors and the complaining isn't related to pettiness between neighbors (maybe your tenant called the cops on your neighbor for playing loud music and this is the neighbors way of getting even) relating to someone not liking the other for a completely different reason.I'd approach the tenant, mention it in passing, and leave it for animal control to enforce.

The fallout is, this has given the taxman cause to increase the assessments on those of us not playing this little game.Lately, a few of these "parents" have been left standing when the music stops and the house gets sold to an investor (parent taking a haircut in the process).

Most of the lower income areas I buy in always have someone home because either they can't afford security or it's that bad plus many Mexican lower income households have no bank accounts and hide their money in the house.

I'm one of those guys who likes to take care of the financials, collecting rents, showing properties, etc. sidebut Im not a huge fan of getting stupid calls for small fixes so this would be beneficial Sure, I have friends who like to mix music but don't like to produce it and vice versa.
