For that great quality of interior you have a lot of upside in that rent - no wonder the tenant is so happy, he has a bargain! 

I've seen his interior renovations and insurance claims, and he's also done a few tenant buildouts for me.

They can spray foam from the interior and patch all the dry wall but this is more messy. 

Last I looked in there the city would allow Duplex along Forest Park and near the Berkley place apartments but not on the interior lots closer to the HS and Berry. 

Typically, interior work that doesn't add square footage or change the structure isn't usually going to need a permit.

During the renovation,  it is always better to select kitchen cabinets since it would provide a better interior look.

As such, I try to create value by renovating the kitchens and baths as well as re working the interior to maximize bedroom count.  

They're all in need of a good amount of finishing work at least, but the full extent of repairs are hard determine as there are no interior pictures listed.The listing agent says he's looking to sell them together.
