Google search for short term rental regulations in the county you are looking at buying into. 

Every market has what's called a "master plan" which you can probably get a pdf file just by googling the "markets name" and "master plan" together.  

A little google research will go a long way.

I use the tax records at the county recorders office , Direct mail , Google owners name & property address , Facebook , Door knock neighbors , BeenVerified.com & then a P.I. in that order .  

I figured id ask here as i dont want to get scammed doing the first course that pops up on Google.
