missed a full BRRR on one due to the furnace and waterheater which were unexpected additional costs, but now that long term lending is in place, expected cashflow is 200-300 for the pair per partner depending on reserves.

I was a bit surprised to find out that something like 45 states use attorneys for this.Get paired up with a good escrow officer; s/he will make sure the documents are prepared appropriately and transfer of title happens successfully.

Probably not, it is easier to pair up with a realtor, if you were a realtor by trade and in the trenches day to day you might find a deal here or there, but nothing special.
