.- Subsidized deals are king right now, nothing like having tenants that don't have jobs to lose, so HAP contracts or Section 8 voucher transactions or anything like that are largely immune to the current sturm und drang.In terms of actual horror stories:- Big sponsor with lots of workforce housing that included many undocumented immigrants who can't collect unemployment, most of whom work retail or domestic services and none of whom are working now.

I have thought of something similar however as you mentioned maybe sending like a voucher or postcard with some fine print to cover you so it's not a guaranteed offer and you end up with something you don't want or can't sell.

So I’ve heard all about the issues that can come from accepting a section 8 voucher that only partially covers rent – the tenant is only responsible for $50/month, but still won’t/can’t pay it, and you wind up either evicting over that, or accepting only the money you get from the voucher.My question: can you choose not to rent to an applicant because their voucher only covers a part of the rent, and not the whole amount?

People who make more than that are opting to live in the better neighborhoods, and people who make less than that are often coming with Section 8 vouchers.

I was then able to notify section 8, she lost her voucher for allowing unauthorized people to live with her on their dime, and I was able to evict for non payment having only lost 3 months rent.

In some regions, Section 8 vouchers are not RENT vouchers, they are HOUSING vouchers meaning that tenant paid utilities and tenant supplied appliances are deducted from the voucher amount to produce the net payment to the landlord.I suspect that locations with high voucher amounts will also have high prices to buy real estate.
