Each PHA has some leeway as to what criminal history they're ok with, other than a list of automatically disqualifying previous offences (like being a sex offender, etc.), but that seems like a much longer list of serious stuff than most would let go.

Can you be straight up honest with your tenants and others in saying if you or others have Felony convictions that include a violent nature/sex crime of any sort and you have not been out of jail/prison for at least 5 years to prove yourself as rehabilitated then I do not want you in my property?

@Cam Galasso I am not familiar with the local Texas FHA guidelines but in CA, you can use an FHA/conventional loan for a second rental property purchase as long as it is a 1-4.
