For my personal taste I do not mind.Software:Personal Capital: to track all my financial accounts (credit, bank, investment, I also use their manual account option to track personal lending and cash I have stashed)Google sheets: I log every transaction I make on a daily basis and categorize them then I can look back at a pivot by different details such as month and category.

Just bought my first house, has a studio apartment in it as well that I have rented out so I have my first taste of being a landlord.

It's rare for people to go down in size in the beginning of their real estate journey and it's rare for people to want to have tenants/roommates when they've had a taste of the solitude having a single family property can bring. 

I do have a lot of construction skills and my wife has a great taste for design.

In the end you could end up having to try to sell a house renovated to someone's personal taste that everyone else hates.I would personally never pre-sell a house this way.  

I know it leaves a sour taste in your mouth, but I would still do it.

What they end up getting is a fully rehabbed house to their exact taste and end up at a retail price which is ok for a homeowner but obviously not investors.
