As for the water and trash cost, you should be able to call the city and get these numbers (especially if it’s such a small town).I’d also recommend talking to the current tenants to see if they’ve had any persistent issues (e.g. drainage issues which might point to roots in the drainage system lines and can be an expensive fix).
Oren H. Two vendors with different analysis on foundation issue

If it's a rental house, I personally would not worry about it unless I saw exterior cracking through the bricks or there was some issue other than the constantly shifting Texas soil at the root of the problem (e.g. sewer leak under the slab). If you want the peace of mind, get the opinion of a structural engineer, not a foundation company with a vested interest in installing piers.

The more you do that, the better you'll get at it but even still most won't sell on first contact.Assuming you found their house D4D, their house is distressed, and it can't be fun and most likely not an accident that they are living in such a state ... they have a problem, figure out how to tactfully drill down to what the root problem is, and if you can present a solution to that problem that is still profitable for you then you can likely make a deal. One other suggestion is to to reframe it not to what they have to lose but what they have to gain.

I have met with the owners of premier when they were premier and seen there set up live.. its a HUGE money business.... and all about up sell.the TV personalities are no different than say other celebs that lend their names to products.especially in the wine business.. they don't own the wineries they just lend there name and make a rake on each bottle sold.I suspect El Moussa's make north of 5 million a year lending their name.. and you can see the marketing company makes a bundle.. when I met with premier the guy mentioned in this article he was busy getting ready to go to france for a year as his daughter wanted to study there LOL.These education systems are steeped in MLM roots.. same methodology.. tug at your heartstrings talk about doing it for your family.. how you DESERVE to be wealthy blah blah
