I plan redoing 200 linear feet of the box gutters, re pouring the concrete, patch fire escape and repaint, and re build bowing wall at back of it.

It only needed touch up in a few wall areas and baseboards but the prior paint was flat and it was advised that I repaint with semigloss to avoid similar wall paint cleaning issues in future.

Also keep in mind that if you do anything with the windows you'll want to repaint them for LBP compliance.$600 in that area isn't bad for a 1 bedroom -- Civil Life is a border area that is lagging the rising rents a bit farther north in the TE South area but is also on the uptick.

Offer carpet shampoo to main traffic areas, repaint 1 room, something that maintains the apartment and yet give the tenant's unit a fresh appeal to sign another years lease.

For example, I might be standing there with a dripping paint roller in my hand because I've just finished repainting the entire house and some applicant will sure as shooting ask me if it's OK to paint if they rent.  

I know that if I evict her that I will.have to repaint, replace carpet and clean.  

@Fred Stevenson, I had the same insurance company for about 8 years then had a plumbing pipe break in the basement and had to replace the sheetrock and some carpet and repaint etc. 

Hi y'all,Is there maintenance insurance that covers basic maintenance that I have to do as a landlord-- everything from plumbing issues and repainting to more significant issues like a broken boiler?

I'd like to repaint the kitchen cabinets, add hardware to them, and add a nicer faucet.I could also add a bathroom to the basement fairly easily, but I'm not sure how useful this would be as there are currently no bedrooms down there.I'd love to hear anyone's opinions or ideas on the strategy that may be most beneficial.
