My tenants somehow drilled or screwed a hole in the refrigerator door.

First one was a 2006 built condo, purchased for $189K and all it needed was a fresh coat of paint and a new refrigerator.

I've only ever had one middle-of-the-night call and the tenant was on 'something' (which was later confirmed) - he called to tell me there was a puddle of water underneath the refrigerator. 

After playing me for 3 months I finally got her out but not before she stole my brand new refrigerator.

The mortgage payment is about $990/month and we have listed the house on the market for $1350/month(washer, dryer, & refrigerator included).

Now I have a storage building that I keep extra washers, dryers (gas & elec), hot water tanks (gas & elec), stoves (gas & elec), refrigerators, lumber, shingles, etc. and 3 trailers to haul all that stuff around. 

They can also add something to the refrigerant lines that will seal and stop smaller leaks, though it eventually may leak again.  

I am a licensed Realtor in Texas and here stoves, ovens, dishwashers, built in microwaves are part of the property but refrigerators are not.
