Go to meetups locally see what others are doing and meet these people for coffee.

On top of that, everything is expensive and people are less likely to move.

Taking a boiler plate contract is not going to be helpful as they're typically customized to people's needs/wants.

I have a real passion for real estate due to the difference that it can make in the community, people’s lives, and the wealth generation possibilities that it creates.

You can get the pest control people in to make sure it is dealt with, but the tenant is the one who should pay for it IF it was something they caused. 

If you want to do people a favor you can get their offer(s) in writing and then when they try some bait and switch on you - report them to the state and national licensing boards.

People really seem to like it.

No idea who regulates a crowd funded venture...isn't that idea that many, many people put in a little bit of cash to create a large pool?
