I'm a novice investor and purchased a short-term rental property in a pandemic boom town in 2022 that is losing money and I'm debating to sell it for a loss, or holding onto it while continuing to accrue negative cash flow.

Just be prepared for a lot of companies to tell you to go pound sand before you find that one person :) Also, be careful with the cheap bids... a lot of times you get what you pay for.I'll admit I'm a novice when it comes to roofing, so I'm not going to speculate on what's a fair price.

Despite its potential for profit, novice flippers must avoid common mistakes, such as underestimating costs, not having a contingency budget in place, not planning for potential market shifts, not having different exit strategies. and not accounting for holding cost and capital gain taxes when analyzing a deal.

This is something that the novice often overlooks.
