However, I would not say it is not realm of possibilities if they have genuinely identified a gem and has a legitimate value-add business plan. 

@Larry T.It really wasn't my intention to stir the pot I promise, I genuinely wanted to see if anybody was operating in this way. (1) I would love to primarily flip, but my more rural market doesn't lend itself to that.

I've pondered this on occasion, and I think that extra money can be used in beautiful ways to make the world a better place and help people around us who genuinely need it.

@Doug Pretorius, I'm genuinely curious.....If you put a house under contract for $500K that is "worth" $500K, you pick up the closing costs of let's says about $500-$1000, do absolutely nothing to it except assign the contract to someone else, and the Seller nets $500K....what contract price do you sell it for to your Buyer?.
