As soon as you have the PM and realtor nailed down you use their recommendations for agents and banks. 

I don't want to break the forum self promotion rules, so I don't have any suggestions for agents or property management.

The first thing I did was search the local real estate board website for agents that consistently won the top sales awards.  

Perhaps a lesson (likely unlearned by this listing agent) for agents on the importance of pricing.

I am assuming that the CRE market for Agent's fees is the same as residential RE: ~3% for Buyer's Agent, and ~3% for Seller's Agent, both paid out of the proceeds of the sale from Buyer.

In Joel's case he is not interested in interviewing anyone but a brokerage that is looking for agents will pretty much "hire" any warm body.

For agents I recommend a few books, Millionaire Real Estate Agent, The Compound Effect and Mindset.
