Typically you pursue one track or the other.

I've done this a few times.Most of these loans are managed by service companies so they are not tracking when the property moves into and out of a personal name or an entity. 

Personally I would much rather learn from somebody who has a proven track record of completing hundreds of deals, than somebody who has completed just a few deals, regardless of what that person may or may not be making from educating others.
