I think the key is diversification across all asset classes.

Diversification is important and your youth is the best time to take advantage of these tax advantaged accounts.

If you have diversification in your portfolio you don't have an issue.

A few metrics to help narrow down a submarket can be; population growth, rental growth, income growth, job growth, job diversification.

This can allow a person to get much better diversification protection across geographies, asset types, strategies, investment subclasses etc.

Or would you come in one deal at a time over the next 3-6 months to be all in over 2-3 year period using same diversification goals (asset class and geography).  

More cash flow, greater diversification, less hassle.

For me the interest in commercial real estate is about diversification, I would like to understand more about both commercial and residential and how they influence each other as well as have both in my portfolio.
