When I toured the unit before purchase, the tenant keep the place very clean and no issue beyond nonpayment appears to be going on as far a lease violations.    

Most I have found are doing around 30 percent of the payment and having the renters pay for cleaning.

That gives the Seller time to serve tenants with 60 days notice, empty the property and clean it, then deliver it to you vacant.If the state only requires 30 days, shorten your timeline.

@Greg Lovern It's whatever the parties agree to - and that's specified in the P&S.For a retail SFR buyer, I normally require that the home is delivered vacant and broom clean. 

We jumped on it without contingencies for a clean, fast close. 

Then come year end you take your books to an actual professional and they charge you an extra $500 to clean it all up. 

Hi guys, I just purchased a 2-unit house in Trenton, NJ and looking for a Junk/debris removal company or crew to come out and clean out everything.

A lot of people are completely ok working their 9-5 job and going about their usual routine (which is completely fine).
