We had electrical, HVAC, painters, garage door specialists, and general laborers/handymen on the project, and some days they were all there at once.The biggest two things I learned were how to better estimate rehabs (this will be an ongoing education) and also how to better estimate ARV on a 2-4 unit property.Pics below!

I paid the painter $700 for labor, flooring was $1,000 (labor and material), $600 to gut out the basement that had been poorly finished, and $300 for glass block windows in basement.

I can paint my own house, but I choose to hire painters to do so because they can do it better, faster and cheaper than I can.So the question then is of value and liability.
