For context - I have a five bedroom home, split in two units in ATL.

Long story short, my portfolio's equity has grown to the point where the return on equity is so low that it has forced me to consider selling my 14 unit apartment building. 4 years ago when I bought this property for 445k and I dumped in 200k and has performed incredibly well and rents have grown, the building is now worth around 1.1M.

I want to live in one unit and rent out the other unit to help pay off the mortgage, then buy another spot when I have enough saved up as a vacation home.

Also most of my units are super nice so rent is already at a higher premium than some of the competition charges.

Can you buy a double, triple or quad in the new market with that cash and down payment assistance and loan program so you can rent out the other units?

I have only 4 properties now but there are 8 rental units.
