I get the same discussion with clients all the time.If it helps to compare, if I look at the micro-market that is Portland, you used to pay top dollar for Portland Proper (and Bend), now since there's an activist City Council, I can almost guarantee there'll be deflation.

If he is impaired in any way I would stop or at least contact a relative.when we deal with someone we feel may need assistance we have them retain their own council.. and or at the least they must come to the title company for the closing and the escrow officer has to sign off that they think they know what they are doing..
