I'm a little uncomfortable rehabbing and refinancing on only my second property, but I'll do it (as cautiously as possible) if it's clearly the best way.Side note - I know Brandon has a book on investing with little or no money down, does it translate well into the Canadian market?

We can run our business from a cell phone for 95% of what we need to do on a daily basis... but things break, tenants move out, you have to market to find new tenants, you have to research new deals, buildings need repairs and routine maintenance, etc. so know these things take time and effort.

I feel quite uncomfortable about these facts, we have long term tenants in our units where we don't charge market rate, but they have never been 1-day late on paying us rent. they are GREAT tenants.

I see there is a safe harbor for routine maintenance, which I would argue most of the repairs fall under, but I don't know how much the IRS is going to nitpick if something should be capitalized or not.
