What constitutes normal is in the eye of the judge, the longer someone is in there seems the more "damage" they expect from normal and expected living conditions, what a reasonable person might do, what kids might do, hanging pictures, scratches on woodwork and paint fading or getting stains.

She either is ignorant of how to correctly do tasks (like staining wood, replacing glass, etc.) or else she no pride of workmanship.

Do you have bluish-green stains in your sinks or tub?  

I would go with the stain assuming its easier to clean but I look at things from a functional perspective, not so much aesthetic.She also said there are "imperfections" on the wall, puddied up holes from old curtain rods, but that's kind of irrelevant to me for a student rental. 

We settled into laminates that were between a $1-2/sq ft because they should last longer than carpet, are repairable, and resist stink and staining better than carpet.  

House had a really bas smell, probably from pet stains that soaked through carpet.  

Also, are you doing any staining through-out the house or leaving everything white?
