What constitutes normal is in the eye of the judge, the longer someone is in there seems the more "damage" they expect from normal and expected living conditions, what a reasonable person might do, what kids might do, hanging pictures, scratches on woodwork and paint fading or getting stains.

I would go with the stain assuming its easier to clean but I look at things from a functional perspective, not so much aesthetic.She also said there are "imperfections" on the wall, puddied up holes from old curtain rods, but that's kind of irrelevant to me for a student rental.

We settled into laminates that were between a $1-2/sq ft because they should last longer than carpet, are repairable, and resist stink and staining better than carpet.
