I'm now at a point where I'm done sitting on the sideline and intend to purchase a house hack in the Chicagoland area, minimize living expenses, and open some more money up to additional real estate investments.Ideally I would like a 3 bedroom 2 bathroom duplex or triplex right around the $400,000 price point, but I have flexibility if the right opportunity presented itself.

I was suffering from "analysis paralysis" and finally reached a point where I was so fed up with sitting on the sidelines that I just made an offer a few hours ago for a rental that I KNOW is overpaying (the numbers still work, don't take my advice to mean you can be reckless) just to break through that initial barrier and get that first property that everyone says is the hardest (I haven't heard back if I got it yet..).

Bobwell after 4 decades of this give me full control or no control... partnership squabbles are the leading cause of business litigation contracts or not... so that's just my perspective and with good performing notes there is no need for a partner your broker is your partner he or she is putting you into solid deals but not taking ownership of your collateral.. on the NPN side I am a firm believer that most getting started should and or would be best suited investing in a fund that they fully vette and sponsor that they fully vette.one issue I see on BP is that some funds are full and investors want to invest now don't want to wait.. so that's were a good broker who has performing notes every day of the month comes in handy when your ready the note is there and waiting for you.. no need to sit on the side lines for 6 months waiting for a fund to open up.. ...
