Hello-It is a SFR, 3Bed/2Bath; they just had their 8 year long tenant move out so fully renovating the place, new vinyl wood floors throughout  (COREtec performance plus), new kitchen -cabinets, counter tops, flooring, new SS appliances, 2 full bath remodel (showers) new paint (getting the gray tones) as well as paint exterior. 

full gut, complete remodel from top to bottom, new kitchen, refinished floors, lots, deck, etc...

I have done some remodeling of 2 units.

Purchase price: $415,000 Cash invested: $105,000 in just this building10 Unit MF in the Norwood area of Cincinnati close to Xavier University with plans to flip tenants, remodel, raise rents, refi/heloc.etc, repeat and grow.

How soon would the remodel/conversion pay itself back?

I am 32 years old and one of two partners in a (mostly) residential building and remodeling company that is in its 4th/5th year of life.

So there's a lot of missing money in the HOA account.I have no proof of this but I suspect he used those reserve cash to remodel his house and was expecting to pay it back before it was going to be used.

In fact, the tenant does not need to tell you they are using a Section 8 voucher until they submit an application and you are verifying income on your application.If there are other reasons to vacate a tenant, then as long as you provide the appropriate notice and reasons you are fine, such as remodeling units, etc.
