Hi wholesalers - I would love to get a template that you have successfully (and of course legally) used to close wholesale deals in MD.I have a template with assignment clause that I downloaded from real estate skills.com which seems like a great website but I'd love to see one that has been used in practice and has clear clauses about 1)EMD and clear backout periods for seller, wholesaler and buyer that minimizes risk for each while still being a 'defacto' contract 2)assignment clauses.

This typically involves making regular payments, including interest, over a specified period.

When doing a 1031 exchange the accountant has the option to treat a failed exchange as an installment sale with all of the proceeds received at the end of the exchange period.

There was a short period of time where nearly everybody was a winner but the cream has risen to the top and the rest have spoiled. 

The notice period changes based on how long a tenant has lived in the space, so you may need to give up to 120 days notice of a change in rent or termination of a lease if the tenants have been there 3 or more years.

It will not invalidate your entire exchange.I'm not sure what "2 year" period you would be talking about   You can sell that property the day after you purchase it. 

Physical assets being intrinsic was a small period of time, that's a rarity in the real sense when you look everywhere else.  

@Stephen Bruce In South Carolina, where month-to-month tenancies default to a 30-day notice period with no formal contract, it's especially important to exercise due diligence.
