Just wanted to check opinions if it's going to be too small or should I just do decent size 1 bedroom with living space.

Balancing Privacy and Profit: How do you ensure your privacy while maximizing your space for tenant occupation?

I'm sure that would be ideal to give you a place to stay between assignments and give you the freedom to take travel assignments anywhere knowing that you can rent out your space. 

The part that my family and I live in has a crawl space under it but as far as I can tell no issues there.

If this was me I would find out what similar places rent for in your area. call up commercial leasing agents in the area who know this space, talk to contractors, etc.

With the amount of regulation that's been introduced (and will continue to be introduced), there's now significant barriers to operate in this space and suspect those barriers will continue to spread across the country.
