Thats really where cashflow lies in multi family investing. buying A class usually is more of an appreciation play. the lower down the class of neighborhood that you go, the more positive cash flow it has. this is also similar to a cap rate which can help you to judge an area.

You still need to play the "market inefficiencies" game to get the best deals, but your odds of putting together a decent cap rate on a passive basis are going to be a lot better, probably with far fewer landlord headaches.

One syndicator I know personally had some funds raised through I funding I think it was that went banko and now they are in direct contact with the investors and can play the roll of savior.. as others in I funding deals are going to run the gambit of loss of interest to loss of principal to total wipe outs like the Milwaukee fiasco that started it all for those boys.
