And as I visit the area, stay there, drive around for a few weeks to get a flavor, I'd like to meet and develop a relationship with an agent well-versed in these type of deals, AND a property manager that is happy to handle a small-fry with just 3-5 units.

I purchased a duplex back in June (my first investment property), and one of the tenants is moving out due to outgrowing the place (it's a 1 BR)I've begun cleaning the place out today, and I found that he left a large number of boxes including 2 TV boxes filled with the styrofoam and plastic inside.

If what you have is a spot here or there and not a total litter box situation, I've heard that applying hydrogen peroxide (or a product called  "nature's miracle") to the affected area and covering with plastic for a day or two can help get rid of the odor.

I provided washable clear plastic cabinet liners when we installed new cabinetry in one unit, and specify in the lease that removable, washable liners have been provided, cabinet damage is not considered "normal wear and tear," and that they agree to leave cleaned plastic liners or similar replacement at turnover.

On mine, from 2009, it's molded into the black plastic of the shower head, so you need a good light to see it.
