Fast forward to college I took a few architectural drafting classes, and in my free time 3D modeled many "dream homes" of mine using Revitt, Sketchup, and AutoCad.After college I become more involved in the film industry.

I'll detail more about the project below but wanted to lead with my goals in posting.TLDR;  Interested in links, advise, discussion, warnings, etc for proactively anticipating the next steps involved in planning, designing, constructing and managing large development projects from a General Partner and Owner's Agency role.The general state:- Partnered with owner contributing wholly owned lot with appropriate zoning for ~18 story mixed use set of towers (5 in total under current rough plan)- Very qualified architecture team signed on to deliver plan for design process- High level contacts with multiple potential building partners showing interest- Multiple funding options available in line with needs for initial tower's expected costsThe vision:- Emphasis on active community engagement and development- Net positive Electricity, Water and (as much as possible/practical under constraints) Food- Tightly integrated with surrounding environment with funds allocated to remediation and improvements of native ecology and community/pedestrian oriented accessibility- Digital nervous system (I have a technology background) with sensors to drive efficiencies and create digital connections between the various building components and it's residentsThanks to all for providing such a fun community!

Land acquisition, holding costs, engineering, architecture, permits, impact fees, utility connection fees, site prep, off-site improvements...I've probably missed a few...and all that before a single stick is in the air.  

However I will note that I truly believe that this is a stale relic of the same type of anti-city, anti-lower class, anti-minority & anti-historic architecture policies of the HUD & FHA exemplified by the issue of "red lining".

This May I received my Masters of Architecture and MBA.  

I know it's really a matter of personal taste, but Tudor is such a classic architecture style.

As you know San Diego has some ehem "different" interior architecture, however I know of a home in San Diego metro C+ neighborhood, beautiful street, currently listed around $380,000 that looks like it could have been utilized as a 2 family in the past, with semi-private  living spaces shared kitchen and laundry room.

What is dictated for architectural controls will determine your cost to build to a certain degree.

Love that architecture though. 20k house there looks just like our 200-300k houses here in Portland.
