BP members make a donation to aheroshome.org and they get me for a half an hour to talk shop.. if its something I am not really up to speed on I let them know they can still donate but I may not be the best person for advice..

You may want to shop your competition, and check the market.

Are there particular neighborhoods or types of properties that investors are focusing on?

I was already a licensed agent for 3 years @ that time, I was already doing a short-sale across the street, asked the seller if he knew anyone in the neighborhood looking to sell, & the rest is history as they say....I ALWAYS wanted to do a fix & flip, & this was my BIG CHANCE!!

Then you are in the same neighborhood as locals who want nothing to do with STR's and will actively work together to run you out.

Both of those neighborhood (all of City of Boston in fact) would need for you to be an owner occupied operator, are you planning on moving to NE?

I love all those neighborhoods you mentioned NW along the blue line - you can't go wrong long-term2. 

Overall, going with an independent insurance agent will mean they will shop for the best price available… whereas if you called a singular insurer… say Progressive or whomever….

I have looked at places near this property and the average rent in this neighborhood and just made my best guess.
