Is there an assumed percentage already embedded there for property management, CapEx and repairs?

I have repairs to complete and I'm starting anew by house hacking. 

@Ashni Modi I really like new construction SFH in Casa Grande, you can find properties that make great rentals from $300-400k, they have a 7% rent to price ratio with zero maintenance repairs or cap ex.

Do small cosmetic repairs to start with and start learning the rehab process. 

In the event that it’s in relatively good condition you can make repairs to it with Sheetrock compound if you clear away the old plaster and know what you’re doing with the Sheetrock compound.

Expenses for maintenance and repairs specific to the rental unit are fully deductible.

It's hard to answer outright without knowing a few more things about you - but I believe both VA and FHA require you to live in the properties which may become a problem if you need to do extensive repairs.
