I agree with the difficulty in getting lending but there is certainly a market for manufactured on land and a lot of these older manufactured homes and title removed and considered real property.

You may find it difficult to obtain financing from private lenders due to the fact when utilizing SubTo, you don't actually hold title to the asset.

In order to get an insurable title, I have to submit a Quiet Title suit to county court, research to identify and notify possible claimants, and present the case to the judge. 

This may be your best bet as it lets you hold off on formation, but its important to make the title company and the lender aware ahead of time so they can update title and prepare the loan docs with the correct entity name.

@Davit GharibyanI still don't see a reason to incorporate...Sure, having a pair of single member LLC's, or even multi, doesn't change your taxation since they are pass through entities.However, its been discussed many times about your setup providing some segmentation of the liability since the Mgt LLC is doing the lease (you'd create a PM-type contract between the Title holding entity and the mgt LLC).
